Landlord process

10 reasons to choose us to rent out your property

If you are thinking about becoming a landlord, you have two choices: pay a letting agent or do it yourself.

Here’s why you should choose and trust Lang Town & Country to rent out your property.

Here at Lang Town & Country, we’re people-people. We always have been and we always will be!

As an independent letting agency, our staff take great pride in providing an enthusiastic, professional and efficient service for you.

We have two offices across Plymouth. Our lettings department is located at our Plymouth City Office at 6 Mannamead Road.  Our dedicated and professional team are on hand to assist landlords and tenants alike on a daily basis.

We use quality images to market your property physically and online, and will work with you to make sure you’re happy. We also film video tours of each property which we upload to our ever-growing YouTube channel for potential tenants to watch.

Lang Town & Country Lettings is one of the most highly regarded and professional residential letting agencies in Plymouth.

We are registered with ARLA (Association Residential Letting Agents) and PropertyMark. This means we are bound by the association’s regulations with regards to conduct, best practice and handling clients’ monies.

We continue to invest heavily in the ongoing training of our team. Our agents attend regional and national conferences to ensure that you, our clients, receive the most up-to-date information on current legislation and regulations.

We’re also members of the Client Money Protection Scheme and Safe Agent, protecting both the landlord’s and tenant’s money.

Our team has an in-house inventory clerk, EPC and Legionella Assessor, as well as a PAT tester.

Lang Town & Country offers both lettings and investment advice, including buy-to-lets and portfolios.

Over the past few years we’ve seen a leap in the number of people looking for quality rented accommodation throughout Plymouth and the surrounding areas.

Plymouth’s accessibility to both the moors and to the waterfront has attracted more people to the area who are looking for a better work life balance rather than being in the hustle and bustle of a major city.

The Lang Town & Country team always goes above and beyond for landlords and tenants.

From 1997, we have built a solid and growing reputation for our bespoke service client care.

Much of our business is based on referrals from previous clients. We are proud to reflect on our positive feedback and continually develop our service levels.

Our Lang Town & Country Lettings team offers FOUR different management services: Tenant Find, Managed Lite, Managed and Managed +.

Each category carries a different fee structure and each requires varying levels of involvement from you as the landlord. We will be happy to run through all of these services with you so that you can make an informed decision on which service would be most suitable for you.

The first step to renting your property is to find out what rent you can anticipate achieving per calendar month.

Rents are usually calculated excluding bills, ground rents and service charges. Whether the property is furnished or unfurnished does not usually affect how much rent can be achieved, but it may influence how quickly it is rented.

When conducting a market appraisal, we specialise in offering in-depth advice about what works may be required to the property in order to present it at its best and achieve the maximum possible rental value for you.

Gone are the days where you could only market your property locally in Plymouth and the surrounding areas. Now, thanks to our social media and YouTube channels, we can reach potential tenants right across the world on your behalf.

Our YouTube channel now has more than 2,800 subscribers, and our audience is growing by the day.

Lang Town & Country will list your property on the major portals such as Rightmove and Zoopla.

We also utilise Facebook, Twitter, TikTok and Instagram to put your property in front of thousands of potential tenants.

It allows us to showcase it to a larger audience and gain maximum exposure, giving you the best chance of a quick rental.

While your property is on the market, our dedicated team will keep you informed of interest shown, viewings booked and feedback from potential clients.

This includes meeting and selecting future tenants, preparing the property for move-in, regular routine inspections, and maintenance and repairs, through to move-out inspections and deposit returns.

Our team will also offer advice if any action is required as a result of viewing feedback received, as well as keeping you informed of any upcoming changes in the market.

As a landlord, it’s crucial that you ensure the safety of your tenants.

Some requirements are mandatory, such as the Landlords Gas Safety and Electrical Safety Certificates. Both of these need to be conducted by a Gas Safe-registered contractor and a qualified electrician respectively.  We will be able to advise you on which certificates are required prior to letting your property to ensure you are meeting all legal requirements.

All smoke detectors and CO detectors must be tested and in working order upon the commencement of any tenancy and throughout.

We also offer advice on the Government’s guidance to Legionella testing.

We use an enhanced referencing system to ensure we are selecting the best potential tenants for your property. We have found this to be extremely effective and provides our landlords with peace of mind that we are committed to providing the highest level of service.

This is intended to serve as a guide and help you through the process.
